Plans approved for new affordable homes in Ordsall
Planning was approved on 7 March for the mixed tenure development of 274 new homes, including a minimum of 112 affordable homes, on cleared sites on Robert Hall Street and West Park Street in Ordsall.
The development at the old District Centre and St Clement’s Primary School aims to deliver much needed family houses and apartments, enhancing the existing neighbourhood and bringing new and improved pedestrian routes and public spaces.
Site masterplan
- New homes: 274 dwellings, from one-bedroom apartments to four bedroom family houses
- Affordable homes: over 40% affordable homes proposed, including shared ownership and affordable rented properties to be allocated through Salford Home Search
- Homes for sale: new family houses and apartments for sale and shared ownership
- Wheelchair properties: accessible homes, including level access ground floor apartments
- Market leading low carbon energy efficient homes: Enhanced insulation, air source heat pumps and renewable technology
- Gardens: New houses and apartments will benefit from access to private green space
- Architecture: Contemporary architecture and locally reflective materials
- Car parking and electric vehicle charging: homes will include a car parking space with the potential for electric charging connectivity
- Public realm improvements including Tatton Park: enhancements including new public realm, planting to supplement retained trees and biodiversity improvements
- Drainage: rainwater to be filtrated into the ground through a range of natural features
- Improved connectivity and pedestrian routes: new green routes through the neighbourhood including continuation of St Ignatius Walk south through to St Clements Church, alongside improved lighting and natural surveillance to create a safe and attractive environment.
Construction of the new homes
Vistry Group have been selected as the preferred contractor to bring the scheme forward and the main construction phase is anticipated to commence late summer 2024. Residents will see some pre construction works on site in the next few months in preparation of the main construction phase
As part of the construction phase Vistry have committed to both improving opportunities for people living in Ordsall and the surrounding areas and to being part of the community for the duration of the build. The construction phase has identified a minimum of £6million being contributed into the local supply chain, 31 new jobs, a range of apprenticeship and training weeks and placements, 400 volunteering hours and commitments to the Real Living Wage and the City Mayor's Employment Charter. As well as being an active member of the city's Build Salford programme, there are links to the existing training academy currently being set up in the city.

When will the new homes be ready?
The first new homes are forecast to be completed in 2026.
All affordable rented homes will be advertised through Salford Home Search and prioritised in accordance with the council’s allocation policy. Please monitor the web site for updates on the build programme and when properties will be advertised.
